Village Centre North – The Spit Gold Coast

The Spit’s final vacant development opportunity

The Queensland Government sought expressions of interest from suitably experienced parties or consortia interested in developing Village Centre North, the last vacant development release on The Spit. Submissions closed on 22 April 2026.

The successful developer will be offered a long-term leasehold interest over the land and adjoining seabed.

The Request for Expressions of Interest was the first stage of the open market tender process.

The department is currently reviewing proposals received, with shortlisted proponents to be confirmed mid-2026.

About the project

The Queensland Government is leading the implementation of The Spit Master Plan. This includes release of strategic development sites identified in the Master Plan.

Village Centre North is The Spit’s last vacant development site. This site release presents a rare opportunity to create a mixed-use tourism precinct on the Gold Coast, one of Australia’s premier tourist destinations.

With the Queensland Government's release of Destination 2045, a  20 year tourism strategy backed by a record $1 billion investment, Queensland is set to redefine the tourism landscape.
