Roma Street Cross River Rail

The Roma Street Cross River Rail (CRR) Priority Development Area (PDA) was declared on 13 December 2019 at the request of the Cross River Rail Delivery Authority and an Interim Land Use Plan (ILUP) given effect.

The Cross River Rail Delivery Authority is responsible for planning and development assessment within the Roma Street CRR PDA.

The Roma Street CRR PDA is approximately 32 hectares and is located on the outer edge of Brisbane’s city centre.

The PDA includes state-owned land holdings, state transport corridors and roads, and other land in and around the Roma Street Cross River Rail station.

The PDA declaration provides the opportunity to reconnect the area with the city centre, Spring Hill and Petrie Terrace, and with the Brisbane River and Kurilpa Bridge.

Proposed development scheme and public notification

A development scheme is the regulatory documents that assists with planning, carrying out, promoting, coordinating and controlling land development within the PDA.

The Cross River Rail Delivery Authority has prepared a proposed development scheme for the Roma Street CRR PDA.

The proposed development scheme and supporting draft development charges and offset plan were available for public comment between 18 February to 1 April 2021.

The Cross River Rail Delivery Authority, together with the Minister for Economic Development Queensland (MEDQ), are considering all submissions received and will decide what amendments, if any, may be made to finalise the Roma Street CRR PDA Proposed Development Scheme.

Development assessment

The Cross River Rail Delivery Authority assesses development applications for this PDA.

Until the development scheme is finalised, development within the PDA will be regulated under the Roma Street CRR PDA Interim Land Use Plan.

Infrastructure

The proposed Roma Street CRR PDA Development Charges and Offset Plan (DCOP) accompanies the proposed PDA development scheme and identifies relevant development charges, how these charges are calculated, levied and administered, and the trunk infrastructure required to service the PDA.
