Maroochydore City Centre

The Maroochydore City Centre Priority Development Area (PDA) will create a new central business district for the Sunshine coast, support economic development and build much needed infrastructure.

The development includes commercial, retail and high and medium density residential development, new road transport, public open space, community facilities and infrastructure.

It covers 60 hectares and is located in central Maroochydore on the Sunshine Coast, approximately 100 kilometres north of Brisbane CBD.

The PDA covers council owned landholdings including the former site of the Horton Park Golf Club and private land on Dalton Drive.

The PDA was declared on 19 July 2013 at the request of the Sunshine Coast Council. Visit the Sunshine Coast Regional Council for further details on the PDA.

Development scheme

The development scheme is the regulatory document which assists with planning, carrying out, promoting, coordinating and controlling land development within the PDA.

The Maroochydore City Centre PDA Development Scheme (PDF icon 7.5 MB) came into effect on 11 July 2014 and was amended in April 2016 and August 2019.

The proposed Maroochydore City Centre PDA Development Scheme amendment no.2 (PDF icon 7.3 MB) was publicly notified from 23 November 2018 to 14 January 2019. A submissions report (PDF icon 571 KB) assessing the submissions and any amendments to the proposed development scheme was prepared.

Development assessment

Economic Development Queensland (EDQ) assesses development applications for this PDA.

All development applications are assessed against the development scheme.

Infrastructure

Funding and building infrastructure is key to facilitating development within PDAs and is outlined in the Infrastructure Funding Framework ( 1.4 MB).

Sunshine Coast Regional Council has finalised an Infrastructure Agreement with the Minister for Economic Development Queensland and the State of Queensland (represented by the Department of Transport and Main Roads) and an Infrastructure Agreement with the Minister for Economic Development Queensland and Unitywater for the Council owned land within the Maroochydore City Centre Priority Development Area.

The Maroochydore City Centre Infrastructure Agreement 2017 and the Maroochydore City Centre Water Infrastructure Agreement were executed on behalf of the Minister Economic Development Queensland on 26 May 2017 and are now effective. The commencement date of the agreements is 26 May 2017.
