Key details

The Priority Development Area (PDA) facilitates development associated with the proposed Cross River Rail station.

It is approximately 3858 m2 with two core land areas separated by the Albert Street road reserve.

Cross River Rail is a 10.2 kilometre rail line being constructed from Dutton Park to Bowen Hills, with a 5.9 kilometre tunnel under the Brisbane River and Brisbane City Centre.

The PDA was declared on 14 December 2018 at the request of the Cross River Rail Delivery Authority.

An Interim Land Use Plan (ILUP) is now in effect.

The ILUP for the Albert Street, Cross River Rail PDA provides a planning framework for development within the PDA until a development scheme is approved.

Once a PDA is declared under the Economic Development Act 2012, a development scheme for the PDA must be prepared. The development scheme will replace the ILUP within 12 months from when the PDA was declared.

Proposed development scheme and public notification

A development scheme is the regulatory document that assists with planning, carrying out, promoting, coordinating and controlling land development within a PDA.

The Cross River Rail Delivery Authority has prepared a proposed development scheme for the Albert Street CRR PDA.

Public notification of the proposed development scheme will be open from 10 September to 23 October 2019 (the submissions period).

All interested parties including the community, residents and business operators, are invited to view the proposed development scheme and make a written submission to the Cross River Rail Delivery Authority during the submissions period.

Submissions should include the submitter’s name and contact details and a description of any issues of concern or support.

Submissions must be received by close of business on 23 October 2019.

The Minister for Economic Development Queensland (MEDQ) will consider all submissions received within the submission period and decide what amendments, if any, may be made to finalise the Albert Street CRR PDA Proposed Development Scheme.

Development assessment

The Cross River Rail Delivery Authority assesses development applications for this PDA.

All development applications are assessed against the ILUP until the development scheme takes effect.
